What a water-damaged ceiling looks like

A ceiling gives up its secrets slowly. The first sign is usually a stain, a tan or yellow patch that spreads from the center outward and darkens at its edge. The edge is the clue. A ring that has dried and then grown a second ring means the leak has come and gone more than once.

Other signs show up before the stain does. Paint blisters or peels, drywall tape lifts at the seams, and a flat ceiling begins to sag in the middle like a hammock. A sagging ceiling is holding water, and that water has weight.

Work out where the water comes from

The stain is rarely under the leak. Water runs along joists and pipes before it finds a gap, so the wet spot can sit several feet from the source. Match the room above to the stain. A bathroom above points to a supply line, a drain, a tub overflow or a failed seal around a toilet. A roof above points to flashing, a vent boot or missing shingles.

Timing helps. A stain that grows only during rain points to the roof or a window above. A stain that grows with no rain, or after someone showers, points to plumbing. A stain that appears in winter after a cold snap can point to a pipe that froze and then split.

What to do in the first hour

Protect people and power

If water drips near a light fixture or fan, switch off that circuit at the panel. Do not stand under a bulging section.

Stop the source

Shut the fixture valve, the main water valve or place a tarp if the roof is leaking and it is safe to do so.

Relieve a sagging bulge

Place a bucket under it and puncture the lowest point with a screwdriver to let the water drain in a controlled way. Stay out of the drop zone.

Move what you can

Lift rugs, electronics and furniture out of the room. Photograph everything before you move it.

Call for extraction and drying

Wet insulation and drywall above the ceiling need to be opened and dried. Painting over the stain does not dry anything.

Why painting over a stain fails

Stain-blocking primer hides the color. It does not dry the insulation above it, and it does not remove the moisture that the drywall paper holds. The stain returns, and the paper and framing stay damp where nobody can see them.

The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth. A ceiling cavity is a closed space with little airflow, so it dries slowest of all. That is why professional water mitigation cuts access holes, runs air movers and dehumidifiers, and checks readings with a moisture meter before anything is closed up.

When the ceiling has to come down

Drywall that has sagged, stayed wet for more than a day or crumbles under a finger should be removed. Wet insulation above it goes too. Removal is also safer than waiting, because a ceiling that finally gives way drops saturated debris on the floor below.

Cutting the damaged section back to dry material gives crews a clean edge for the patch. Our water damage cleanup crews take out the wet material, treat the framing and leave a dry, open cavity that can be inspected before repairs begin.

Repair after drying

Once readings show the framing is dry, a drywall crew hangs new board, tapes, mud, sands and primes. Texture needs matching, and that is the step that shows a poor repair. A patch that is painted only on the damaged section can look like a different color, so painting the whole ceiling to the nearest corner is usually the cleaner choice.

If the leak started on the roof, repair the roof first. A new ceiling under an open roof leak is a short-lived repair.

A note on insurance

The Washington Office of the Insurance Commissioner says home insurance is meant for sudden disasters and that your insurer will not cover damage if you delay repairs. If a pipe bursts and soaks a ceiling, report it quickly and follow your insurer's instructions for stopping the leak. If a slow drip has stained the same spot for months, expect questions about when it started.

Take photographs of the stain, the source and the wet materials before anything is thrown away. We document the damage in writing for your records. Whether your policy pays is decided by your insurer.

If the ceiling is already wet

A wet ceiling is a job for extraction and drying first. Read how emergency water removal works if water is still pooling, and how water damage repair rebuilds the ceiling once it is dry.

Our crews reach Bothell from the base on Bothell Everett Highway and also dispatch to Kirkland and Kenmore.

Industry practice for ceiling cavities follows the published ANSI/IICRC S500 standard, cited here as a reference and not as a certification.

Common questions

The stain itself is discolored paint and drywall paper. What matters is the water behind it. If the stain is wet, growing or accompanied by a musty smell, the cavity needs to be opened and dried. For health questions, talk to your physician.

The surface may look dry in days, but insulation and framing above it hold moisture much longer. Without airflow and dehumidification the cavity stays damp, which is the setup for mold.

The EPA says to dry water-damaged areas within 24 to 48 hours to prevent mold growth. Call as soon as you see the stain spreading or the board bulging.

The hillside itself does not make a roof leak more likely. What changes is how fast water reaches the lower floors, because it runs down along framing. Treat any wet ceiling on an upper level as a source for the floors below.
